Small-landlord rent and maintenance manager

How do you actually know if rent is late? I've got 3 properties and I'm realizing my "system" is just checking my bank app every morning like a psycho For those with more than 1-2 units, how do you track who's paid and who hasn't without manually checking accounts? |'ve tried spreadsheets but I forget to update them. Curious what's actuallv workina for small landlords (under 10 units) vs the big PM software that's overkill
Can it do more than just rent collection and owner distributions? I currently use another platform for lease agreements, tenant screening, and lease renewals. So far, I’ve mainly been using it for rent collection, although the processing time seems quite long. One feature I do like is the ability to deduct the management fee before owner distributions. Other than that, I’m not sure what additional functions I can use it for. Can it also be used as a maintenance log or tracking system? Ideally, I’d like to create an owner portal where property owners can view maintenance activity for each property before they are invoiced. Read more
I’m currently looking for property management software to help oversee several of my properties. I have an office building with about 30 tenants (potentially expanding to 40), a shopping center with 12 tenants, and a few additional tenant-occupied properties. I’m looking for a platform that can help manage rent rolls, track work orders, and streamline overall operations. I’ve been considering Buildium and DoorLoop, but I’d appreciate any recommendations on which option or others might be the best fit for my situation.
What do you guys use to track rent payments for a small portfolio? I only have a few units so the big software feels like overkill but spreadsheets are getting annoying. Built something simple myself but wondering if I'm missing something obvious
